Resale Consultation — If you know your home will go on the market in the near future, having a consultation up front allows you the time to get your house in order and ready for more formal staging once it is ready to be listed.

Curb Appeal — This is what initially draws a potential buyer into your home. A buyer can make a decision to either come inside or to ride on by within the first 15 seconds. I will view your property, both the front and back and make note of easy improvements you can do yourself, or I can assist with. Your entry especially sets the stage and must draw the buyer further into the home so they can fall in love with it.
Focal Point — I will find the focal point and emphasize what I love about each room so that any negative aspects of the room are not the focus.
Eliminate Clutter — This is where the packing begins. Sometimes the accessories that mean so much to us hide the wonderful features of the room. Packing away a good percentage of what is in the room creates a sense of more spaces.
Depersonalize — For a buyer to imagine themselves living there, they need to not be reminded of this being your home. The idea is to depersonalize the space while retaining the warmth and personality of the space.
Accessories — Whenever possible I will use accessories that you already have and may recommend purchase of a few additional items if needed. I can provide a list of go shopping for you.
Cleaning and Repairs — The “dirty work” is often overlooked because you may have lived in the home for years. Let’s get rid of the buyers mental repair list by taking care of these tasks first and not giving them bargaining power. I will provide you with a checklist to help keep you on track.
Ideally the best time to stage a home is just prior to listing it for sale
This way your home will look its best from the very first Realtor walk through and leave each Realtor with a lasting impression. By setting the “stage” from the beginning, Realtors know what to expect and will happily show your home to prospective buyers. The more buyers that view your home, the quicker an offer! We definitely want to avoid price reductions, don’t we? Most Realtors also take photos to compile a brochure, or publish as part of the listing. Since most buyers search online before setting up appointments, you want those photos to really show off your home. Remember, it is a very competitive market out there!
